Beautiful modern-style villa located in the quiet residential area near San Rafael and its famous night clubs Amnesia and Privilege, close to the highway from Ibiza to San Antonio which allows you to get fast and easily to both areas and its beaches. The villa has 6 double bedrooms, 6 bathrooms, a guests toilet, fully-equipped kitchen, spacious living room with dining area and a TV room. It is located on the 2000-sq.m. plot which is completely fenced to guarantee your total privacy, set on the hill with beautiful views to the valley. There is parking area, garden, big swimming pool with its sun terrace, bar area by its side with bar counter and high tables and chairs, covered bbq area with summer dining area with big table. On the opposite side of the building there is a terrace with sofas, arm-chairs and small tables used as chill-out area.
Accomodation Features
The villa has 450 sq.m. distributed on 3 levels. The main access to the house is from the first floor level and there are entrances from both side of the house, through the kitchen which overlooks the barbecue area and through the living room overlooking the chill-out terraces. On this floor there is fully-equipped open-plan kitchen, spacious living room with dining area with big table for 14 people and sitting area with sofas and fire place, courtesy toilet and TV room with play station, DVD library, table games, etc. On this floor there is as well a bathroom with tub and two double bedrooms, one of them with en-suite bathroom with shower. Both have direct access to the balcony overlooking pool area. Upstairs, on the second floor there is main bedroom with en-suite bathroom and small adjoining room where a baby cot or children bed can be put, two double bedrooms more, with en-suite bathroom each and access to the terrace with beautiful views to the valley they share. On this floor there is also a double bedroom with en-suite bathroom, but it is located on the opposite side of the building and is accessible by separate staircase going up from the kitchen.

The villa is located on 2000-sq.m. private plot, completely fended and with automatic entrance gate, in quiet residential area. It has spacious open-air parking area, garage for 2 cards, garden area with green grass, pool deck with sofas and small tables, sun beds and parasols, Balinese lounge beds and 10 x 4,5 m swimming pool, bar area by its side with bar counter, fridge, freezer and high tables and chairs, covered barbecue area with wood-burning grill, gas-burning ring to prepare paellas and so on, with big table for 16 people to be able to enjoy your meal al fresco and several small tables and arm-chair distributed throughout this area for you to relax and have a drink. On the opposite side of the villa there is one more spacious terrace used as lounge area. It has sofas, arm-chairs and small tables and is perfect to read or o chat having a drink or just to relax. On the upper floor there is a furnished terrace as well, with beautiful views to the valley and the sea melting into the horizon.

The house is spacious and light filled, it has been reformed and refurbished recently, using clear tones and natural and high-quality materials. The house is fully equipped with all modern conveniences so that you spend your holidays comfortably. All the rooms have air-conditioning. All the bedrooms, except one, have twin bed of 0,9 x 2 m each which can be joint with special cover and used as one double bed of 1,80 x 2 m.

Reservation Conditions
Payment: 50% of the total amount of the stay is to be paid at the moment of booking like a guarantee. The remaining 50% of the total of the reservation should be paid upon arrival to the property if you pay in cash or 15 days before the arrival date if you pay by bank transfer.
Cancellation Policy:

Total or partial cancellation should be sent by the client in written form and the following cancellation fees are applied:

From the moment of the reservation and upto 61 days before the arrival date, 150 ,

From 60 upto 0 days before the arrival date: 50% of the total amount of the booking will be charged,

In case of no-show you will be charged 50% of total amount of the stay.

Damage Deposit: 2000 . This amount is refunded within 48 after check-out.
Cleaning: Towels are changed twice per week. Bed linen is changed once per week.
Pets: Please consult.
